DHL Corporate Real Estate is a well-established team of property professionals in both commercial, surveying and construction. The department is responsible for maintaining the existing portfolio of buildings as well as new acquisitions, disposals, new builds and fit outs.
Job Purpose
The purpose of this position is to provide Global leadership for engineering practices in owned and leased Facilities throughout Corporate Real Estate (CRE). You will develop and sets system standards, hard service KPI & Service Level Agreements, establish compliance standards and perform and or remotely lead site audits against engineering standards.
You will provide technical leadership to CRE staff to improve efficiency and reliability of mechanical & electrical systems. Recommend and oversee the implementation of Mechanical & Electrical and other building systems. You will also work with construction team in reviewing and providing technical overview where required. Develop and implement communication strategies, and educational information to support program goals. Develops and presents information to groups throughout CRE and Business Units
What will you do:
- Responsible for managing the effective and efficient utilization of building systems to provide quality and reliable indoor environments. Responsible for establishing & communicating the standards and goals for the development, operation, and maintenance of the DPDHL’s facilities.
- Creating long term technical strategic plans to improve reliability, quality and comfort for CRE Facilities.
- Provides strategic and technical leadership in the areas of asset management and related standard operating procedures, predictive maintenance procedures, capital planning, customer service & service level agreements and the development and review of performance criteria for 3rd party service providers.
- Responsible for leading the CRE team to implement new technologies, identify cost savings opportunities, manage initiatives and identify opportunities related to reliability and energy-related capital projects. Identify and prioritize initiatives based on an evaluation of their life cycle cost.
- Responsible for engaging with Regional FM teams to identify and implement processes, best practices, technologies and tools.
- Provide technical direction and oversight to own and third party operating staff where present. Includes setting operating standards, reporting requirements, response requirements, staffing and other relationship responsibilities.
- Provides asset, operation and reliability input to new construction and other capital projects. Work with project management and leasing teams to insure the implementation of life cycle cost evaluation approaches which explicitly include maintenance, energy and sustainability considerations.
- Supports Facility Management including evaluating prospective engineering/technical employee qualifications; developing a network of global engineering/technical contacts; establish career development track for technical/operations members; conduct and/or arrange operations and mechanical seminars; conduct Global/Regional meetings with FM or Operations teams.
- Develops and presents monthly status and variance reports and conducts monthly asset and technical team meetings.
- Provides technical guidance to senior management.
- Communicates plans and performance through formal presentations to CRE Management, Employees and Business Units.
- Write reports detailing results of evaluations and present them to management, along with recommendations for improvement.
- Supports internal Facility Management growth program by attending senior management presentations.
- Ensure CRE’s compliance with all country, state and federal environmental statutes and regulations.
- Maintain strong relations with vendors, consulting engineers, manufacturer’s representatives, and other third-party service providers to ensure compliance with Company policies, applicable codes/laws/ordinances, quality standards, and schedule requirements.
Your profile should look like:
- A Professional Engineer with a minimum of a Bachelor's degree in Mechanical or Electrical Engineering required
- Engineering background in commercial real estate operations or facilities management with deep expertise in the operation and maintenance of mechanical, electrical, plumbing, and fire/life safety systems as well as building automation systems required
- Advanced knowledge of computer programs such as Microsoft Sharepoint, PowerBI, Excel, Word, PowerPoint and Access.
- Minimum of seven (7) to ten (10) years of experience of management.
- Demonstrable operations experience, having led and managed Global teams with at least 5 years of experience in an engineering role.
- Demonstrates good judgement, balanced with informed risk-taking. Highly professional with strong written and oral communication skills.
- Confidence to influence a high-caliber team, to drive a business to reach higher performance targets and seize opportunities presented internally.
- Comfortable with matrix management models.
- Excellent interpersonal skills.
- Requires in-depth knowledge of financial terms and principles.
- Ability to solve advanced problems and deal with a variety of options in complex situations.
